Making a Home Improvement?

If you have an exterior modification or home improvement project - be sure to submit a Home Alt Request and get approval from the Architectural Control Committee (ACC) BEFORE starting your project!  To submit a request, please download the form HERE, fill it out and submit it to our Property Manager.  We will respond to your request with a decision within 30 days (and often much, MUCH sooner than that!).

Notice to Applicant:
The authority of the BOD of the Community Organization Architectural Control Committee (ACC) is derived from Article B, Sections 1 - 6 of the CC&R's, which state: "No dwelling, residence, outbuilding, fence, wall, building, pool or other structure or improvement shall be erected, altered, placed or maintained on any Lot unless it shall comply with the conditions set forth in the CC&R's and therefore shall have been submitted to in accordance herewith and approved in writing by the BOD of the Community Organization ACC."

Applicant acknowledges that all improvements must be constructed in accordance with the Design Guidelines set forth in Article B, Sections 1-7 and Article D,  Section 2.  In addition, all improvements must be constructed in accordance with the laws, rules, regulations and building codes of governmental authorities having jurisdiction.  Approval of this application does not constitute approval by any governmental authority.  Approval of this application does not give Applicant the right to enter upon the property of another owner or common areas in order to perform the construction contemplated by this application.

Guidelines for Minimum Requirements

The following sections contain guidelines for minimum requirements for approval.  These are only guidelines.  If you would like to do something different, please feel free to submit as you wish and the ACC will review your request.
Roofing
1.  Composition

a.   Composite asphalt shingles must be of “Architectural Grade” or better
b.   Alternative replacement of cedar shake roofing material could also be considered if requested
c.   Shingle color must conform to neighborhood standards
2.  Warranty
a.   Transferable by original property owner to a subsequent owner as a non-pro-rated warranty (Minimum of 40 years) from date of installation
b.   10 year warranty against winds up to 110 mph
c.    10 year warranty on labor and installation
3.  Installation
a.   Minimum of 3 years experience in roofing installation and registered with the state of Washington
b.   Successful completion of specific product training program
c.    Must be able to provide a new warranty registration to the legal property owner
d.   Must have craftsmanship and repair warranty; minimum of 10 years
e.   All underlayment and other materials used must be in accordance with local, state and federal building codes and fire regulation
f.   Any and all necessary permits must be obtained by the contractor prior to beginning work

Siding
  • Color should fit in with other homes in the neighborhood
  • Material approved on case by case basis
Fencing
  • 6 ft maximum height
  • 4 ft maximum height on side facing the street if the fence comes to the front of the house
  • Wood fencing only
Outbuildings (Sheds)
  • ​Located in the back or back side of the home.  Must not be visible from street.
  • Color to match siding and trim of house is preferred
  • Wood structure preferred, but prefabricated structures are ok
  • Dimensions not to exceed 10x12 ft or 7+1/2 ft in height
  • Must have cement slab or pier blocks and be portable (non permanent)
  • For cement foundations and non-portable (permanent) structures, building permits from the City may also be required
Outbuildings (Patio/Gazebo)
  • No tarps or semi-permanent or  permeant structures
  • Most other semi-permanent or permanent gazebo type structures are find, but should be approved prior to installation
